Thirty miles from downtown Austin at the Gateway to the Hill Country is a private 500 sq.ft. bedroom cottage, nestled on a tranquil and picturesque hillside overlooking Sycamore Creek and our rose garden, with two romantic, modern and emmaculately decorated bedrooms and bathrooms. Both rooms are beautifully decorated with unique and theme collectables and furnishings. Innkeepers and proprietors, Loretta and Jeff Hankins live on the property and are enthusiastically available for help with guest's Hill Country outings, event planning, or rainwater collection tours and education. Water conservation is mandatory, as the filtered and sanitized water supply is provided solely by rainwater collection. Both rooms accommodate a maximum of two adults, and to preserve the quality of the indoor environment, no smoking and no pets are allowed. The endeavor at Tex-Zen Dreams B & B Cottage is to provide an oasis of peace and tranquility from the everyday world; consequently there are no telephones and only limited television reception in the rooms.

Tex-Zen Dreams is centrally located about 30 miles from Austin, between Wimberley, Johnson City, and Austin, just a few miles off hwy 290, 9 miles west of Dripping Springs, and just 7 miles from Pedernales Falls State Park.
